Is NOW a good time to buy a home?
London real estate prices have been stable. Interest rates are at historical lows. These 2 factors alone make home ownership very attractive and affordable. It's the only investment that offers lifestyle values like pride, security and comfort.
Will prices go up?
There are no guarantees in real estate or life. However, London's average price was about $50,000 in 1979 and is now in the $240's. History shows real estate is a solid long term investment you can live in! Check out the Royal LePage Canadian House Price Survey
Is real estate different from other investments?
In a word, yes. Your principal residence is tax free. When you sell in the future, any profit is not subject to capital gains tax. Also, if you work out of your home, you may be entitled to deductions on your income tax. (See your accountant for advice).
Should I consider a new or resale home?
It's really a personal choice. Both have advantages and disadvantages.
New home considerations:
- You have choice on style, design, layout and finishings.
- Typically the latest building code, electrical and energy efficiency standards have been applied.
- A builder's warranty is available.
- Neighbourhood amenities such as schools and shopping may not be complete.
- 13% tax (5% federal, 8% provincial) applies to new homes. However, hefty rebates are available.
- You may not be able to see what you're buying if your choice is not the model home; which likely has upgrades not included in the list price.
- Extra expenses are certain ie. landscaping, fencing, etc.

- If your "dream home" isn't out there, this is the solution!
Resale home considerations:
- The home will usually be in an established neighbourhood with schools, shopping and other amenities near by.
- Improvements such as; landscaping, fencing, decks, a pool or hot tub, basement development and other upgrades maybe included at a discount.
- You can see and touch what you are buying.
- Repairs, upgrades or decorating maybe necessary. A home inspection is helpful.
- GST does not apply to the purchase price.
- As you can see, the purchase of a resale home may have some advantages depending on your desires. (Jarmo has personally purchased both resale and new homes).
